{"id":647,"date":"2011-07-29T16:15:39","date_gmt":"2011-07-29T23:15:39","guid":{"rendered":"http:\/\/erikabschmidt.com\/wordpress\/?p=647"},"modified":"2019-08-06T22:54:27","modified_gmt":"2019-08-06T22:54:27","slug":"summit-county-2011-statistics","status":"publish","type":"post","link":"http:\/\/www.mountainre.com\/?p=647","title":{"rendered":"Summit County 2011 Statistics"},"content":{"rendered":"<p>Your 2011 statistics for Summit County, January through June\u2026.<\/p>\n<p><strong> <\/strong><\/p>\n<p><strong>Total Sales<\/strong>: May 2011 finished with 81 solds , compared to 89 solds in 2010.\u00a0 June 2011 finished with 66 solds, compared to 89 solds in 2010.\u00a0 June saw a 25% decline in sales this year.\u00a0 The good news is that the first 6 months of this year are still up almost 7% over last year.\u00a0 These are residential sales only in Summit County. The information is gathered from the MLS and does not include private sales.<\/p>\n<p>$200,000 to $400,000 is the hottest part of the market STILL with 150 sold.<\/p>\n<p>$400,000 to $600,000 saw 104 solds.<\/p>\n<p>$600,000 to $800,000 saw 57 solds.<\/p>\n<p>$800,000 to $1,000,000 saw 31 solds.<\/p>\n<p>$1,000,000 to $2,000,000 saw 39 solds.<\/p>\n<p>$2,000,000 to $3,000,000 saw 6 solds.<\/p>\n<p>Over $3,000,000\u2026 nothing yet this year.<\/p>\n<p>Our inventory in 2010 peaked for the year last August at about 2,650 units.\u00a0 We currently have about 2,350 units for sale.\u00a0\u00a0 So we are pretty close to normal for this time of year.\u00a0 The average days on market are about 225, while the average sold price per square foot is about $283.00 for all of Summit County.<\/p>\n<p><strong>Single Family Sales<\/strong>:\u00a0 Single family home sales are UP 21% for the first half of the year.\u00a0 Average prices remain stable.\u00a0 Single family home sales have been down the last 2 years, but recent price reductions have made them much more appealing.<\/p>\n<p><strong>Condo Sales<\/strong>:\u00a0 Condo\/ multiple family unit sales are up slightly and prices remain stable.<\/p>\n<p><strong>Foreclosures<\/strong>:\u00a0 January through June 2010 we had 35 properties make it through the foreclosure process.\u00a0 2011 to date, we have 86 properties.\u00a0 Notices of Election and Demand (NED) are down over 9% so we expect our foreclosures to drop soon.\u00a0 This information is provided by Stewart Title.<\/p>\n<p><strong>In other Breck news<\/strong>:\u00a0 Breck and Keystone skier visits were up for the 2010\/2011 ski season, and Colorado had a record year for tourism in 2010.\u00a0 There is huge optimism for 2011, both locally and across the state.\u00a0 A-Basin just finished up their ski season over the 4<sup>th<\/sup> of July weekend.\u00a0 What a year for snow!<\/p>\n<p>I hope you are enjoying all of the festivities that Summit County has to offer.\u00a0 The Vail farmer\u2019s market is always worth the drive if you are looking for something to do on a Sunday.\u00a0 The wildflowers are spectacular this year because of all the snowfall (and rainfall!).\u00a0 It looks like the 10,000 ft elevation range is peaking now so the higher levels should be a week or 2 behind.<\/p>\n<p>If you get a chance, check out my Mountain Homes Illustrated magazine inside front cover ad and also the featured properties on page 71. \u00a0Feel free to stop by my office where I have copies available. \u00a0 Please let me know if you have any questions, or if you would like a free market analysis on your property.\u00a0 <em>Advertising your property correctly can be the key to a seller getting a quick sale in a tough market<\/em>.\u00a0 I look forward to serving your Summit  County needs, and <em><strong>thank you for the referrals<\/strong><\/em>!<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Your 2011 statistics for Summit County, January through June\u2026.
