2021 Total Sales for Summit County: Summit County sales are FLAT for 2021 over 2020. October was our strongest sales month, followed by June and all of the summer months. Average prices for 2021 are up 25% from the average prices of 2020. The average days on market was 28 days in 2021. 37% of Summit County sales were in the Breckenridge area. 42% of buyers are from the Front Range, 27% are locals (a good number of these are retirees and work from home people moving to the county), 31% are out of state buyers, and 0% are international. 31% of all sales were cash transactions.
Based on the last list price of the properties sold January through December 2021….
$200,000 to $400,000 had 186 solds.
$400,000 to $600,000 had 439 solds. This is the most active segment of the market.
$600,000 to $800,000 had 413 solds
$800,000 to $1,000,000 had 314 solds
$1,000,000 to $2,000,000 had solds
$2,000,000 to $3,000,000 had 133 solds.
$3,000,000 to $4,000,000 had 69 solds.
There were 37 properties that sold for over $4M, with the highest sale of the year being $17,000,000.

Single Family Sales: The number of Single Family home sales is up 5% in 2021 over 2020. The average sales price has gone up 25% in 2021 over 2020. The average number of days on market has gone from 261 days in 2015, 106 days in 2016, 96 days in 2017, 73 days in 2018, 77 days in 2019, 73 days in 2020, to 33 days in 2021.
Condo and Multi Family Sales: Condo/ Multi Family sales are down 3% 2021 over 2020. The average sales price has increased 22% in 2021 over 2020. Average days on market was 71 days in 2016, 48 days in 2017, 42 days in 2018, 50 days in 2019, 59 days in 2020, and is 25 days in 2021.
Land Sales: The number of lots sold in 2021 was 149, while in 2020 it was 224, 2019 it was 120, and 2018 it was 181. Many of these sales were South of Breckenridge. The average price is up 72% in 2020. Much of the undeveloped inventory left is not as desirable, and one giant sale can change the average price drastically from year to year. There was a sale in Breckenridge of 288 acres for $15,000,000. The average days on market was 710 days (not a typo) in 2015, 340 days in 2016, 273 days in 2017, 263 days in 2018, 262 days in 2019, 209 days in 2020, and 110 days in 2021.
