2024 January Through February Summit County Real Estate Statistics

Hello all!

There is a lot of green in the charts below. We are starting 2024 strong! High interest rates had the most impact; every month since last June has been in the 40+% range for cash deals. We are typically around 33% for cash deals. Our sales had an uptick when the interest rates went down a bit starting at the end of 2023.

Inventory is down 65% for this week (!!!!!), and prices are up. I expect inventory to stay low because of the number of sales, but not that low! The days on market has been trending back up over the last few months. The average prices in the charts below are the first 2 months of this year compared to the average price of all of last year.

• $400,000 to $600,000 had 15 sales. Deed Restricted properties and Wildernest condos…
• $600,000 to $800,000 had 37 sales. Usually the *hottest* price range.
• $800,000 to $1,000,000 had 16 sales.
• $1,000,000 to $2,000,000 had 47 sales.
• $2,000,000 to $3,000,000 had 19 sales.
• $3,000,000 to $4,000,000 had 12 sales.
• $4,000,000 and over had 5 sales with the highest being $8,750,000.

2022 Summit County Real Estate Statistics in Review!

Hello all!Happy New Year! The mountains are at about 99%-129% snow pack with more in the forecast. I hope you get to enjoy it soon.The biggest takeaway I hope you get from this newsletter is that 2020 and 2021 were anomaly years. To get a more accurate idea of our Real Estate trends for 2022, I would prefer to compare them to 2018 or 2019. Our TOTAL sales in Summit County in 2022 VS 2019 are DOWN 24%. This is more realistic than the number below comparing to 2021. Higher interest rates, rental restrictions, and World and Market uncertainty are real things. Sales have slowed as the year has gone on.

2022 January through February Summit County Real Estate Statistics

Total Sales for Summit County: We currently have about 131 residential units for sale and 474 units are under contract in all of Summit County. Residential sales in Summit County from January through February 2022 are down 25% over the same months in 2021. Average prices for 2022 are up 27% from the average price of residential sales in all of 2021. Properties are closing an average of 1% over list price. The average days on market for all sales is down to 24 days. 46% of Buyers are from the Front Range, 34% are from Out of State, and 20% are Locals and Retirees. 25% of transactions were cash in January (this was 33% for all of 2021).

Luxury sales over $1,500,000 are UP from 33 to 56 sales over the same months last year.

Based on the last list price of the properties sold January through February 2022…..

$200,000 to $400,000 had 7 properties sold.
$400,000 to $600,000 had 41 sales. This is our hottest segment.
$600,000 to $800,000 had 24 sales
$800,000 to $1,000,000 had 19 sales.
$1,000,000 to $2,000,000 had 46 sales.
$2,000,000 to $3,000,000 had 18 sales.
$3,000,000 to $4,000,000 had 8 sales.
$4,000,000 and over had 6 sales with the highest being $12,200,000!

Single Family Sales: The number of Single Family home sales for January through February 2022 is down 20% over the same months in 2021. The average sales price has increased 28% in 2022 year to date over the average price of Single Family homes in all of 2021. I did take out the $12M sale for this average. The average days on market for Single Family homes is up to 47 days.

Condo and Multi Family Sales: Condo/ Multi Family sales for January through February 2022 are down 26% over the same months in 2021. The average sales price is up 14% year to date in 2022 over the average Condo price in all of 2021. The average days on market for Condo/ Multi Family sales is down to 13 days.

2021 Summit County Real Estate in Review!

2021 Total Sales for Summit County:  Summit County sales are FLAT for 2021 over 2020. October was our strongest sales month, followed by June and all of the summer months. Average prices for 2021 are up 25% from the average prices of 2020. The average days on market was 28 days in 2021. 37% of Summit County sales were in the Breckenridge area. 42% of buyers are from the Front Range, 27% are locals (a good number of these are retirees and work from home people moving to the county), 31% are out of state buyers, and 0% are international. 31% of all sales were cash transactions.

Based on the last list price of the properties sold January through December 2021….
$200,000 to $400,000 had 186 solds.
$400,000 to $600,000 had 439 solds. This is the most active segment of the market.
$600,000 to $800,000 had 413 solds
$800,000 to $1,000,000 had 314 solds
$1,000,000 to $2,000,000 had solds
$2,000,000 to $3,000,000 had 133 solds.
$3,000,000 to $4,000,000 had 69 solds.
There were 37 properties that sold for over $4M, with the highest sale of the year being $17,000,000.

Single Family Sales: The number of Single Family home sales is up 5% in 2021 over 2020. The average sales price has gone up 25% in 2021 over 2020. The average number of days on market has gone from 261 days in 2015, 106 days in 2016, 96 days in 2017, 73 days in 2018, 77 days in 2019, 73 days in 2020, to 33 days in 2021.

Condo and Multi Family Sales: Condo/ Multi Family sales are down 3% 2021 over 2020. The average sales price has increased 22% in 2021 over 2020. Average days on market was 71 days in 2016, 48 days in 2017, 42 days in 2018, 50 days in 2019, 59 days in 2020, and is 25 days in 2021.

Land Sales: The number of lots sold in 2021 was 149, while in 2020 it was 224, 2019 it was 120, and 2018 it was 181. Many of these sales were South of Breckenridge. The average price is up 72% in 2020. Much of the undeveloped inventory left is not as desirable, and one giant sale can change the average price drastically from year to year. There was a sale in Breckenridge of 288 acres for $15,000,000. The average days on market was 710 days (not a typo) in 2015, 340 days in 2016,  273 days in 2017, 263 days in 2018, 262 days in 2019, 209 days in 2020, and 110 days in 2021.

2020 Summit County Real Estate Statistics in Review for May and June!

Total Sales for Summit County:

We currently have about 701 residential units for sale, and 376 units are under contract, in all of Summit County. Inventory is on par from this time last year, but pending sales are up slightly. Residential sales in Summit County from January through June 2020 are down 24% over the same months in 2019. Average prices for 2020 are up 2% from the average price of residential sales in all of 2019. Properties are closing within 1.2% of  list price. The average days on market for all sales is 68 days. 46% of Buyers are from the Front Range, 22% are from Out of State, and 33% are Locals and Retirees. 26% of transactions were cash in May.

Luxury sales over $1,500,000 are down from 70 to 47 sales over the same months last year. 

Based on the last list price of the properties sold January through June 2020…..
$200,000 to $400,000 had 81 properties sold.
$400,000 to $600,000 had 132 sales. This was the hottest segment for most of last year.
$600,000 to $800,000 had 112 sales.
$800,000 to $1,000,000 had 67 sales.
$1,000,000 to $2,000,000 had 101 sales.
$2,000,000 to $3,000,000 had 18 sales.
Over $3,000,000 had 6 sales, with 2 over $4,000,000.

Single Family Sales: The number of Single Family home sales for January through June 2020 is down 27%  over the same months in 2019. The average sales price has decreased 4% in 2020 year to date over the average price of Single Family homes in all of 2019. The average days on market for Single Family homes is down to 75 days.

Condo and Multi Family Sales: Condo/ Multi Family sales for January through June 2020 are down 22% over the same months in 2019. The average sales price is up 10% year to date in 2020 over the average Condo price in all of 2019. The average days on market for Condo/ Multi Family sales is 66 days.

 

2019 Summit County Real Estate Statistics in Review!

Total Sales for Summit County: Summit County sales are down 2% for 2019 over 2018. August was our strongest sales month, followed by October. Average prices for 2019 are up 7% from the average prices of 2018. The average days on market was 58 days in 2019, up from 51 days in 2018. In 2018, 33% of Summit County sales were in the Breckenridge area. 44% of buyers are from the front range, 25% are locals (a good number of these are retirees moving to the county), and 31% are out of state buyers. 29% of all sales were cash transactions.
Based on the last list price of the properties sold January through December 2019…. $200,000 to $400,000 is NO LONGER the hottest part of the market with 374 properties sold. $400,000 to $600,000 had 447 solds. $600,000 to $800,000 had 346 solds. $800,000 to $1,000,000 had 216 solds. $1,000,000 to $2,000,000 had 336 solds. $2,000,000 to $3,000,000 had 47 solds. $3,000,000 to $4,000,000 had 26 solds. There were 13 properties that sold for over $4M, with the highest sale of the year being $10,100,000.

In 2018, 33% of Summit County sales were in the Breckenridge area. 47% of buyers are from the front range, 22% are locals (a good number of these are retirees moving to the county), and 31% are out of state buyers. 29% of all sales were cash transactions.

Condo and Multi Family Sales: Condo/ Multi Family sales are up 11% 2018 over 2017. The average sales price has increased 12% in 2018 over 2017. Average days on market was 71 days in 2016, 48 days in 2017, and is 42 days in 2018.

Land Sales: The number of lots sold in 2018 was 180. Many of these sales were South of Breckenridge. The average price is up 23% in 2017. The average days on market was 710 days (not a typo) in 2015, 340 days in 2016,  273 days in 2017, and 263 days in 2018.

2017 in Review Summit County Real Estate Statistics

Total Sales for Summit County: Summit County sales are up 6% for 2017 over 2016.  October was our strongest sales month, followed by August. Average prices for 2017 are up 17% from the average prices of 2016. The average days on market was 62 days in 2017, down from 81 days in 2016. In 2017, 37% of Summit County sales were in the Breckenridge area. 46% of buyers are from the front range, 22% are locals (a good number of these are retirees moving to the county), and 32% are out of state buyers. 32% of all sales were cash transactions.

Based on the last list price of the properties sold January through December 2017…..
$200,000 to $400,000 is ALWAYS the hottest part of the market with 518 properties sold.
$400,000 to $600,000 saw 469 solds.
$600,000 to $800,000 saw 362 solds.
$800,000 to $1,000,000 saw 217 solds.
$1,000,000 to $2,000,000 saw 263 solds.
$2,000,000 to $3,000,000 saw 60 solds.
There were 14 properties that sold for over $3M, including 4 that sold for over $4M, 1 that sold for over $5M, and 1 that sold for over $6M.

Condo and Multi Family Sales: Condo/ Multi Family sales are up 3.5% 2017 over 2016. The average sales price has increased 15% in 2017 over 2016. Average days on market was 71 days in 2016 and is down to 48 days in 2017.

Land Sales: The number of lots sold in 2017 was 184, compared to 133 sold in 2016. Many of these sales were in Silverthorne. The average price is down 6% in 2017. There are not a lot of great lots left that are below 11,000 feet and are easily buildable. The average days on market was 710 days (not a typo) in 2015, 340 days in 2016, and 273 days in 2017.

Summit County Real Estate Stats, January through August 2017

Total Sales for Summit County: We currently have about 689 residential units for sale in all of Summit County which is higher than 2 months ago. Residential sales in Summit County from January through August 2017 are up 9% over the same months in 2016. Average prices for 2017 are up 16% from the average price of residential sales in all of 2016. The average days on market for all sales is down to 66 days. 38% of Buyers are from the Front Range, 32% are from Out of State, and 30% are Locals and Retirees. 33% of transactions were cash which is fairly normal. Properties are selling at 97.86% of their [final] list price.

Based on the last list price of the properties sold January through August 2017..

$200,000 to $400,000 is ALWAYS the hottest part of the market with 339 properties sold. 

$400,000 to $600,000 had 262 sales.

$600,000 to $800,000 had 208 sales. 

$800,000 to $1,000,000 had 127 sales. 

$1,000,000 to $2,000,000 had 169 sales.

$2,000,000 to $3,000,000 had 35 sales.

And 10 properties sold for over $3,000,000 YTD, 4 of them for over $4M.

Single Family Sales: The number of Single Family home sales for January through August 2017 is up 17% over the same months in 2016. The average sales price has increased 20% in 2017 year to date over the average price of Single Family homes in all of 2016. The average days on market for Single Family homes is down from last year to 111 days.

Condo and Multi Family Sales: Condo/ Multi Family sales for January through August 2017 are up 7% over the same months in 2016. The average sales price is up 12% year to date in 2017 over the average Condo price in all of 2016. The average days on market for Condo/ Multi Family sales is still a speedy 49 days!

2016 in Review, Summit County Real Estate Statistics

Total Sales for Summit County: Summit County sales are down 4.5% for 2016 over 2015.  September was our strongest sales month, but November had the highest sales volume. Getting appraisals in a timely manner was a challenge this selling season. Average prices for 2016 are up 6% from the average prices of 2015. The average days on market was 80 days in 2016, down from 221 days in 2015! In 2016, 46% of Summit County sales were in the Breckenridge area. 40% of buyers are from the front range, 26% are locals (a good number of these are retirees moving to the county), and 34% are out of state buyers.

Based on the last list price of the properties sold January through December 2016…..
$200,000 to $400,000 is ALWAYS the hottest part of the market with 609 properties sold.
$400,000 to $600,000 saw 466 solds.
$600,000 to $800,000 saw 299 solds.
$800,000 to $1,000,000 saw 157 solds.
$1,000,000 to $2,000,000 saw 189 solds.
$2,000,000 to $3,000,000 saw 30 solds.  There were 11 properties that sold for over $3M, including 2 that sold for over $5,000,000.

Condo and Multi Family Sales: Condo/ Multi Family sales are down 5% 2016 over 2015 due to reduced inventory. The average sales price has increased 4% in 2016 over 2015. Average days on market is down to a speedy 71 days!

Land Sales: The number of lots sold in 2016 was 133, compared to 153 sold in 2015. The average price is down 10% in 2016 but this can easily be skewed by a big sale or two. There are not a lot of great lots left that are below 11,000 feet and are easily buildable. The average days on market was 710 days (not a typo) in 2015 but has dropped to 340 days in 2016.

Summit County Real Estate Stats, January through August 2015

Total Sales for Summit County: It was a nice selling season this summer with solid residential sales numbers being posted. These are our best numbers since 2007. Residential sales in Summit County from January through August 2015 are up 16% over the same months in 2014. Average prices for 2015 are up 8% from the average price of residential sales in all of 2014. The average days on market for all sales is down to only 236 days. Only 4 months ago the average days on market was 313 days.

In 2015, 114 properties sold for over $1,000,000, compared to 2014 which saw 84 properties sold for over $1,000,000.

Based on the last list price of the properties sold January through August 2015…..
$200,000 to $400,000 is ALWAYS the hottest part of the market with 412 properties sold.
$400,000 to $600,000 had 275 sales.
$600,000 to $800,000 had 158 sales.
$800,000 to $1,000,000 had 68 sales.
$1,000,000 to $2,000,000 had 97 sales.
$2,000,000 to $3,000,000 had 20 sales.
And 5 properties sold for over $3,000,000 YTD, the highest sale was for $3,825,000.

Single Family Sales: The number of Single Family home sales for January through August 2015 is up 15% over the same months in 2014. The average sales price has risen 9% in 2015 year to date over the average price of Single Family homes in all of 2014. The average days on market for Single Family homes is down to 236 days.

Condo and Multi Family Sales: Condo/ Multi Family sales for January through August 2015 are up 16% over the same months in 2014. The average sales price is up 5% year to date in 2015 over the average Condo price in all of 2014. The average days on market for Condo/ Multi Family sales is down to 225 days.

Summit County Real Estate Stats, January through June 2015

Total Sales for Summit County: Our selling season is in full swing with some of the strongest numbers since 2007. Residential sales in Summit County from January through June 2015 are up 20% over the same months in 2014. Average prices for 2015 are up 5% from the average price of residential sales in all of 2014. The average days on market for all sales is down to 258 days. Only 2 months ago the average days on market was 313 days.

I don’t remember ever reporting such a low percentage of cash sales, but in April and May only about 28% of transactions were cash. 41% of our Buyers are from the Front Range, 31% are locals, and about 28% of our Buyers are from out of state.

Based on the last list price of the properties sold January through June 2015…..
$200,000 to $400,000 is ALWAYS the hottest part of the market with 274 properties sold.
$400,000 to $600,000 had 173 sales.
$600,000 to $800,000 had 103 sales.
$800,000 to $1,000,000 had 44 sales.
$1,000,000 to $2,000,000 had 64 sales.
$2,000,000 to $3,000,000 had 14 sales.

Single Family Sales: The number of Single Family home sales for January through June 2015 is up 22% over the same months in 2014. The average sales price has risen 9% in 2015 year to date over the average price of Single Family homes in all of 2014. The average days on market for Single Family homes is down to 276 days.

Condo and Multi Family Sales: Condo/ Multi Family sales for January through June 2015 are up 19% over the same months in 2014. The average sales price is up only 3% year to date in 2015 over the average Condo price in all of 2014. The average days on market for Condo/ Multi Family sales is down to 251 days.

Summit County Real Estate Stats, Jan and Feb 2015

Total Sales for Summit County: The number of Summit County residential sales is up 16% for January through February 2015 over the same months in 2014. Average prices for 2015 are up almost 11% from the aver­age price of residential sales in all of 2014. The average days on market for all sales is up to 368 days. This indi­cates to me that there are a lot of over priced properties that eventually get sold when they reduce their price. A well priced property should sell in less than 6 months. This is a very strong start to the new year!

About 44% of our Buyers are from the front range, 24% are local, 31% are out of state. 39% of transactions were cash in January which is a little low considering how low interest rates are. Inventory is down to only 723 listings countywide, and I am still very busy even though it is supposed to be off season.

Based on the last list price of the properties sold January through February 2015…..
$200,000 to $400,000 is ALWAYS the hottest part of the market with 62 properties sold.
$400,000 to $600,000 saw 33 solds.
$600,000 to $800,000 saw 23 solds.
$800,000 to $1,000,000 saw 16 solds.
$1,000,000 to $2,000,000 saw 16 solds.
$2,000,000 to $3,000,000 saw 4 solds.
And no properties sold for over $3,000,000 YTD.

Single Family Sales: The number of Single Family home sales for January through February 2015 is up 13% over the same months in 2014. The average sales price has risen 3% in 2015 year to date over the average price of Single Family homes in all of 2014. The average days on market for Single Family homes is 250 days.

Condo and Multi Family Sales: Condo/ Multi Family sales for January through February 2015 are up 16% over the same months in 2014. The average sales price is up 15% year to date in 2015 over the average Condo price in all of 2014. The average days on market for Condo/ Multi Family sales is up to 410 days but this includes the days a property is on the market when it has previously been listed.

Summit County Real Estate Stats for 2014‏

Hello all!
Happy New Year! My Big News for 2015 is that I have a new office location! My company has moved to 160 E. Adams St, Ste B-1 right next to Ember restaurant. I am now just half a block off of Main St and on the main floor. I hope you get a chance to see my new home away from home. Total Sales for Summit County: Summit County sales are up 9% for 2014 over 2013. October was our strongest sales month, followed closely by September. Average prices for 2014 are up about 4% from the average prices of 2013. Give me a call if you want to know what is going on in your neighborhood specifically. In 2014, 44% of Summit County sales were in the Breckenridge area, and 43% of buyers are from the front range, 25% are locals, and 31% are out of state buyers.
Based on the last list price of the properties sold January through December 2014…..

  • $200,000 to $400,000 is ALWAYS the hottest part of the market with 617 properties sold.
  • $400,000 to $600,000 saw 405 solds.
  • $600,000 to $800,000 saw 218 solds.
  • $800,000 to $1,000,000 saw 103 solds.
  • $1,000,000 to $2,000,000 saw 128 solds.
  • $2,000,000 to $3,000,000 saw 23 solds.
  • And there were 6 properties that sold for over $3m, with the highest sale being $3,640,593.

One of my favorite stats to review is the number of sales per year since 2004. Our market continues to improve (anything is better than 2009).

  • 2004 —2492 solds
  • 2005 —2470 solds
  • 2006 —2495 solds
  • 2007 —2146 solds
  • 2008 —1214 solds
  • 2009 — 917 solds (ouch)
  • 2010 —1005 solds
  • 2011 —1117 solds
  • 2012 —1319 solds
  • 2013 —1527 solds
  • 2014 —1682 solds still a little slower than the period from 2004 to 2007.

Condo and Multi Family Sales: Condo/ Multi Family sales are up 16% 2014 over 2013. The average sales price has increased about 7% in 2014 over 2013. Condo/multi family is the bulk of our market, so this is a great trend!

Summit County Real Estate Stats January through October 2014‏

Total Sales for Summit County: While the total number of residential inventory surpassed last year’s peak in August, it has since plummeted to about 1,200 properties for sale. Sales have been strong but now properties are being pulled from the market to be put in the rental pool. If you memorized my last newsletter (ha-ha!) you will see very similar numbers.

The number of Summit County residential sales is still up 7% for January through October 2014 over the same months in 2013. Average prices for 2014 are up 4% from the average price of residential sales in all of 2013. The average days on market for all sales is down to only 222 days. October is the best month for the number of transactions in 2014 so far, with 207 solds county wide. Over all, we are looking pretty stable without a lot of change.

Single Family Sales: The number of Single Family home sales for January through October 2014 is only down 3% over the same months in 2013. The average sales price has risen 7% in 2014 year to date over the average price of Single Family homes in all of 2013. The average days on market for Single Family homes is down to 235 days.

Condo and Multi Family Sales: Condo/ Multi Family sales for January through October 2014 are up 12% over the same months in 2013. The average sales price is up 6% year to date in 2014 over the average Condo price in all of 2013. The average days on market for Condo/ Multi Family sales is down to 218 days.

2013 January through December Market Update

Things are looking good in Summit County! Not only do we have excellent snow totals, but bookings are up 12% (which makes a second improved year in a row for rentals), retail is up roughly 15%, and real estate over all is on a positive trend. I hope you and your family have the opportunity to escape to the high country to enjoy everything we have to offer!

Total Sales for Summit County: Summit County sales are up 16% for 2013 over 2012, and September was our strongest month with a 59% increase over September 2012. November 2013 was down 10%, and December 2013 down 15% over the same months 2012. Average prices for 2013 are down about 4% from the average prices of 2012. While this might not sound exciting to sellers, I can give you plenty of examples of specific complexes that are up 15% to 20% above their bottom recession price. Give me a call if you want to know what is going on in your neighborhood specifically —it is likely to be good news. For 2013, 40% of Summit County sales are in the Breckenridge area, and 40% of buyers are from the front range.

Single Family Sales: The number of Single family home sales are the same in 2013 over 2012. The average sales price has dropped about 3% in 2013 year to date. I would like to add my opinion that we have cleaned up some pretty rough inventory in 2013.

Condo and Multi Family Sales: Condo/ multi family sales are up 24% 2013 over 2012. The average sales price has increased about 3% in 2013 over 2012. Condo/multi family is the bulk of our market, so this is a great trend!

Foreclosures: In 2013 we only had 47 foreclosures compared to 87 foreclosures in 2012, 145 foreclosures in 2011, 104 foreclosures in 2010, and 47 foreclosures in 2009. We have almost reached pre-recession levels.

In other Summit News: The New Peak 6 Trail Map is here! Breckenridge has had a ridiculous amount of early snow…the ski resort is reporting over 150 inches for this season so far. Ullrfest is January 5-11, the International Snow Sculpture Championships are January 21 through February 2, and our Mardis Gras celebrations are from March 1- 4. There are so many great events at all of the local mountain communities that I can’t list them all!

Market Update for Summit County January through June 2013

The market is going up and down month by month, but prices are mostly stable and condo sales are still up. Prices have been flat for the last 2 years so it will be interesting to see when they will start inching up again, especially since we haven’t had a great deal of inventory for the last 2 years. **Some complexes are seeing over 20% increases in prices but it really depends. Give me a call if you would like to know what the average prices are doing in a specific complex or neighborhood.

Total Sales for Summit County: Total residential property sales for January through June 2013 are up 15% over the same period in 2012. The average price is down only about 3%.

Single Family Homes: Single family home sales in May 2013 were slightly up from May 2012. June 2013 is down about 28% in transactions from June 2012. This June is also down 38% from this May which is a little unusual. In the big picture of January through June 2013, we are down 7% for single family home sales from the same time period last year. The average price is up about 4% over last year.

Condos/ Multi-Family: Condo sales were about the same this year from May to June, but this June was up 38% over June 2012. January through June 2013 over 2012, we are up 29%! The average sales price is almost the same as last year.

Foreclosures: In January through June 2013 we only have 28 properties foreclosed on (not including timeshares). That is a 35% decrease over the same time period last year!

In other Summit News: Nearly 40% of all summit County transactions were closed for cash. 41% of Summit County purchasers are from the Front Range. May was the best real estate month in Summit in 2013 so far.

It's Snowing!!!

Keystone and Copper Ski Resorts opened 11/4/11 and I am sure everyone is looking forward to Breckenridge’s opening day of 11/11/11.  If you are in town on Breck’s opening day, be sure to stop by one of the local coffee shops from 7-9 a.m. to pick up a free mug in commemoration of Breck’s 50th anniversary.

The weather gurus are predicting another La Nina year which could rival last year’s record snow totals.  I am soliciting for volunteers to help shovel me out since last year was truly a chore!

Huge News!

I finally did it!  I started my own company.  Breckenridge Mountain Real Estate, LLC is now the newest real estate company to serve Summit County.  When things started to fall into place, I just had to take advantage of the opportunity!  I have a new office location on the busy Northwest corner of Ski Hill Rd and Main St, over the Hibberd McGrath Gallery.  Exciting times!

Summit County 2011 Statistics

Your 2011 statistics for Summit County, January through June….

Total Sales: May 2011 finished with 81 solds , compared to 89 solds in 2010.  June 2011 finished with 66 solds, compared to 89 solds in 2010.  June saw a 25% decline in sales this year.  The good news is that the first 6 months of this year are still up almost 7% over last year.  These are residential sales only in Summit County. The information is gathered from the MLS and does not include private sales.

$200,000 to $400,000 is the hottest part of the market STILL with 150 sold.

$400,000 to $600,000 saw 104 solds.

$600,000 to $800,000 saw 57 solds.

$800,000 to $1,000,000 saw 31 solds.

$1,000,000 to $2,000,000 saw 39 solds.

$2,000,000 to $3,000,000 saw 6 solds.

Over $3,000,000… nothing yet this year.

Our inventory in 2010 peaked for the year last August at about 2,650 units.  We currently have about 2,350 units for sale.   So we are pretty close to normal for this time of year.  The average days on market are about 225, while the average sold price per square foot is about $283.00 for all of Summit County.

Single Family Sales:  Single family home sales are UP 21% for the first half of the year.  Average prices remain stable.  Single family home sales have been down the last 2 years, but recent price reductions have made them much more appealing.

Condo Sales:  Condo/ multiple family unit sales are up slightly and prices remain stable.

Foreclosures:  January through June 2010 we had 35 properties make it through the foreclosure process.  2011 to date, we have 86 properties.  Notices of Election and Demand (NED) are down over 9% so we expect our foreclosures to drop soon.  This information is provided by Stewart Title.

In other Breck news:  Breck and Keystone skier visits were up for the 2010/2011 ski season, and Colorado had a record year for tourism in 2010.  There is huge optimism for 2011, both locally and across the state.  A-Basin just finished up their ski season over the 4th of July weekend.  What a year for snow!

I hope you are enjoying all of the festivities that Summit County has to offer.  The Vail farmer’s market is always worth the drive if you are looking for something to do on a Sunday.  The wildflowers are spectacular this year because of all the snowfall (and rainfall!).  It looks like the 10,000 ft elevation range is peaking now so the higher levels should be a week or 2 behind.

Twist Restaurant is another creation of Matt Fackler and will be opening June 1, 2011.  The owner of Relish has taken over the location on the corner of Ridge St and Washington.  Twist will be offering casual, comfort food and is sure to be Matt’s second success in Breck!  See you there soon!

Selling your House? Why you should do it NOW!

You may be tempted to hold on to your property until home values rise, but here are 5 reasons why it might be smarter for you to sell right now.

1) Interest rates are on the rise.  Rising interest rates eat into the buyer’s purchasing power.  As rates increase, the mortgage amount a buyer qualifies for decreases.  This will eventually have a negative effect on prices.

5) The foreclosure storm.  Foreclosures are direct competition for your house.  Experts predict an release of bank owned properties which have been so far been delayed.  Hopefully Summit County real estate will not be effected by this as much as other markets.
