Happy New Year! Snow pack is shockingly low this year, but Short Term Rentals were still up 2.1% for December 18- January 4 in Breck. Snow is in the forecast this week so do your best snow dance! I hope you get to enjoy it soon.
FUN FACTS:
Breckenridge # of transactions are UP 24% YOY.
Frisco # of transactions are UP 37% YOY.
Silverthorne # of transactions are up 3% BUT their condo sales are DOWN 20%. They flooded their market with new construction condos.
Dillon # of transactions are DOWN 23% YOY.
Keystone # of transactions are FLAT.
Copper # of transactions are down 10% but there are few sales overall.
**58% of all Active Summit County listings have had price reductions.
**Properties are selling at 97% of list price.
**75 days is NOT a lot of days on market for 2nd homes and luxury properties :).
**Active listings are currently up 47% YOY. We are almost back to normal levels.
**Pending listings are currently down 29% YOY. But sales are not. Keep calm and carry on.

37% of Buyers are Front Range, 35% are Out of State, and 28% are Locals/Retirees (surge in Deed Restricted Sales)
Average Days on market is up to 75 DAYS
39% of Transactions were Cash in Nov
Luxury sales over $1,500,000 are UP from 407 to 469 sales over the same months last year.
Based on the last list price of the properties sold January through December 2025…
• $200,000 to $400,000 had 78 properties sold (many deed restricted)
• $400,000 to $600,000 had 188 sales.
• $600,000 to $800,000 had 230 sales. This is our hottest segment.
• $800,000 to $1,000,000 had 204 sales.
• $1,000,000 to $2,000,000 had 465 sales.
• $2,000,000 to $3,000,000 had 175 sales.
• $3,000,000 to $4,000,000 had 59 sales.
• $4,000,000 and over had 57 sales with the highest being $14,850,000!
One of my favorite stats to review is the number of sales per year since 2004.

2021 —2137 solds 2020 and 2021-There was not a shortage of inventory, Buyers just had to move extra fast to get it.
2022 —1361 solds We are down 24% compared to a normal market of 2018 or 2019.
2023 —1263 solds Low inventory and High interest rates.

In Other Summit News
Considering the dismal snow totals, I think the STR numbers are not so bad. The Town of Breckenridge reports STR rentals are up 2.1% for December 18th through January 4th. They report Winter Season bookings down 6%. We have had record bookings in the recent past so this is not so bad. If we could get a decent storm, it could turn this number around as well.
Breckenridge Short Term Rental (STR) properties in Zone 2 have worked through the surplus/ overage of in-hand licenses. We are now working with a 1 in 1 out system in Zone 2. There are a total of 22 owners currently on the waitlist that potentially get a license as a property sells and gives one up. Maybe 10 owners will get a license this year? Zone 3? Don’t hold your breath!
