2020 Summit County Real Estate Statistics in Review for May and June!

Total Sales for Summit County:

We currently have about 701 residential units for sale, and 376 units are under contract, in all of Summit County. Inventory is on par from this time last year, but pending sales are up slightly. Residential sales in Summit County from January through June 2020 are down 24% over the same months in 2019. Average prices for 2020 are up 2% from the average price of residential sales in all of 2019. Properties are closing within 1.2% of  list price. The average days on market for all sales is 68 days. 46% of Buyers are from the Front Range, 22% are from Out of State, and 33% are Locals and Retirees. 26% of transactions were cash in May.

Luxury sales over $1,500,000 are down from 70 to 47 sales over the same months last year. 

Based on the last list price of the properties sold January through June 2020…..
$200,000 to $400,000 had 81 properties sold.
$400,000 to $600,000 had 132 sales. This was the hottest segment for most of last year.
$600,000 to $800,000 had 112 sales.
$800,000 to $1,000,000 had 67 sales.
$1,000,000 to $2,000,000 had 101 sales.
$2,000,000 to $3,000,000 had 18 sales.
Over $3,000,000 had 6 sales, with 2 over $4,000,000.

Single Family Sales: The number of Single Family home sales for January through June 2020 is down 27%  over the same months in 2019. The average sales price has decreased 4% in 2020 year to date over the average price of Single Family homes in all of 2019. The average days on market for Single Family homes is down to 75 days.

Condo and Multi Family Sales: Condo/ Multi Family sales for January through June 2020 are down 22% over the same months in 2019. The average sales price is up 10% year to date in 2020 over the average Condo price in all of 2019. The average days on market for Condo/ Multi Family sales is 66 days.

 

2019 Summit County Real Estate Statistics in Review!

Total Sales for Summit County: Summit County sales are down 2% for 2019 over 2018. August was our strongest sales month, followed by October. Average prices for 2019 are up 7% from the average prices of 2018. The average days on market was 58 days in 2019, up from 51 days in 2018. In 2018, 33% of Summit County sales were in the Breckenridge area. 44% of buyers are from the front range, 25% are locals (a good number of these are retirees moving to the county), and 31% are out of state buyers. 29% of all sales were cash transactions.
Based on the last list price of the properties sold January through December 2019…. $200,000 to $400,000 is NO LONGER the hottest part of the market with 374 properties sold. $400,000 to $600,000 had 447 solds. $600,000 to $800,000 had 346 solds. $800,000 to $1,000,000 had 216 solds. $1,000,000 to $2,000,000 had 336 solds. $2,000,000 to $3,000,000 had 47 solds. $3,000,000 to $4,000,000 had 26 solds. There were 13 properties that sold for over $4M, with the highest sale of the year being $10,100,000.

2005 —2470 solds
2006 —2495 solds
2007 —2146 solds
2008 —1214 solds
2009 — 917 solds (ouch)
2010 —1005 solds
2011 —1117 solds
2012 —1319 solds
2013 —1527 solds
2014 —1685 solds
2015 —1943 solds
2016 —1857 solds There was a lack of inventory in 2016.
2017 —1984 solds This is the highest number of sold properties since 2007.
2018 —1829 solds
2019 —1799 solds

Single Family Sales: The number of Single Family home sales is down 4% in 2019 over 2018. The average sales price has gone up 10% in 2019 over 2018. The average number of days on market has gone from 261 days in 2015, 106 days in 2016, 96 days in 2017, 73 days in 2018, to 77 days in 2019.
Condo and Multi Family Sales: Condo/ Multi Family sales are down 1% 2019 over 2018. The average sales price has increased 5% in 2019 over 2018. Average days on market was 71 days in 2016, 48 days in 2017, 42 days in 2018, and is 50 days in 2019.
Land Sales: The number of lots sold in 2019 was 119, while in 2018 it was 181. Many of these sales were South of Breckenridge. The average price is up 6% in 2019. The average days on market was 710 days (not a typo) in 2015, 340 days in 2016, 273 days in 2017, 263 days in 2018, and 262 days in 2019.

Summit County Real Estate Stats, January through June 2015

Total Sales for Summit County: Our selling season is in full swing with some of the strongest numbers since 2007. Residential sales in Summit County from January through June 2015 are up 20% over the same months in 2014. Average prices for 2015 are up 5% from the average price of residential sales in all of 2014. The average days on market for all sales is down to 258 days. Only 2 months ago the average days on market was 313 days.

I don’t remember ever reporting such a low percentage of cash sales, but in April and May only about 28% of transactions were cash. 41% of our Buyers are from the Front Range, 31% are locals, and about 28% of our Buyers are from out of state.

Based on the last list price of the properties sold January through June 2015…..
$200,000 to $400,000 is ALWAYS the hottest part of the market with 274 properties sold.
$400,000 to $600,000 had 173 sales.
$600,000 to $800,000 had 103 sales.
$800,000 to $1,000,000 had 44 sales.
$1,000,000 to $2,000,000 had 64 sales.
$2,000,000 to $3,000,000 had 14 sales.
And 4 properties sold for over $3,000,000 YTD, the highest sale was for $3,700,000.

Single Family Sales: The number of Single Family home sales for January through June 2015 is up 22% over the same months in 2014. The average sales price has risen 9% in 2015 year to date over the average price of Single Family homes in all of 2014. The average days on market for Single Family homes is down to 276 days.

Condo and Multi Family Sales: Condo/ Multi Family sales for January through June 2015 are up 19% over the same months in 2014. The average sales price is up only 3% year to date in 2015 over the average Condo price in all of 2014. The average days on market for Condo/ Multi Family sales is down to 251 days.

Happy New Year! My Big News for 2015 is that I have a new office location! My company has moved to 160 E. Adams St, Ste B-1 right next to Ember restaurant. I am now just half a block off of Main St and on the main floor. I hope you get a chance to see my new home away from home. Total Sales for Summit County: Summit County sales are up 9% for 2014 over 2013. October was our strongest sales month, followed closely by September. Average prices for 2014 are up about 4% from the average prices of 2013. Give me a call if you want to know what is going on in your neighborhood specifically. In 2014, 44% of Summit County sales were in the Breckenridge area, and 43% of buyers are from the front range, 25% are locals, and 31% are out of state buyers.

  • $400,000 to $600,000 saw 405 solds.
  • $600,000 to $800,000 saw 218 solds.
  • $800,000 to $1,000,000 saw 103 solds.
  • $1,000,000 to $2,000,000 saw 128 solds.
  • $2,000,000 to $3,000,000 saw 23 solds.
  • And there were 6 properties that sold for over $3m, with the highest sale being $3,640,593.

One of my favorite stats to review is the number of sales per year since 2004. Our market continues to improve (anything is better than 2009).

  • 2006 —2495 solds
  • 2007 —2146 solds

  • 2011 —1117 solds

  • 2014 —1682 solds still a little slower than the period from 2004 to 2007.

Single Family Sales: The number of Single Family home sales is down 4% in 2014 over 2013. The average sales price has gone up 9% in 2014 over 2013.
Condo and Multi Family Sales: Condo/ Multi Family sales are up 16% 2014 over 2013. The average sales price has increased about 7% in 2014 over 2013. Condo/multi family is the bulk of our market, so this is a great trend!

It's Snowing!!!

Keystone and Copper Ski Resorts opened 11/4/11 and I am sure everyone is looking forward to Breckenridge’s opening day of 11/11/11.  If you are in town on Breck’s opening day, be sure to stop by one of the local coffee shops from 7-9 a.m. to pick up a free mug in commemoration of Breck’s 50th anniversary.

The weather gurus are predicting another La Nina year which could rival last year’s record snow totals.  I am soliciting for volunteers to help shovel me out since last year was truly a chore!

Check out my new look in the next issues of Mountain Homes Illustrated (still the inside front cover), and I will also be on the inside front cover of The Real Estate Book December issue.  I am excited about the addition of The Real Estate Book to my advertising resources and will be on the back cover of the next issue!  My office is looking fabulous upstairs, on the corner of Ski Hill Rd and Main St.

Huge News!

I finally did it!  I started my own company.  Breckenridge Mountain Real Estate, LLC is now the newest real estate company to serve Summit County.  When things started to fall into place, I just had to take advantage of the opportunity!  I have a new office location on the busy Northwest corner of Ski Hill Rd and Main St, over the Hibberd McGrath Gallery.  Exciting times!

Summit County 2011 Statistics

Your 2011 statistics for Summit County, January through June….

Total Sales: May 2011 finished with 81 solds , compared to 89 solds in 2010.  June 2011 finished with 66 solds, compared to 89 solds in 2010.  June saw a 25% decline in sales this year.  The good news is that the first 6 months of this year are still up almost 7% over last year.  These are residential sales only in Summit County. The information is gathered from the MLS and does not include private sales.

$200,000 to $400,000 is the hottest part of the market STILL with 150 sold.

$400,000 to $600,000 saw 104 solds.

$600,000 to $800,000 saw 57 solds.

$800,000 to $1,000,000 saw 31 solds.

$1,000,000 to $2,000,000 saw 39 solds.

$2,000,000 to $3,000,000 saw 6 solds.

Over $3,000,000… nothing yet this year.

Our inventory in 2010 peaked for the year last August at about 2,650 units.  We currently have about 2,350 units for sale.   So we are pretty close to normal for this time of year.  The average days on market are about 225, while the average sold price per square foot is about $283.00 for all of Summit County.

Single Family Sales:  Single family home sales are UP 21% for the first half of the year.  Average prices remain stable.  Single family home sales have been down the last 2 years, but recent price reductions have made them much more appealing.

Condo Sales:  Condo/ multiple family unit sales are up slightly and prices remain stable.

Foreclosures:  January through June 2010 we had 35 properties make it through the foreclosure process.  2011 to date, we have 86 properties.  Notices of Election and Demand (NED) are down over 9% so we expect our foreclosures to drop soon.  This information is provided by Stewart Title.

In other Breck news:  Breck and Keystone skier visits were up for the 2010/2011 ski season, and Colorado had a record year for tourism in 2010.  There is huge optimism for 2011, both locally and across the state.  A-Basin just finished up their ski season over the 4th of July weekend.  What a year for snow!

I hope you are enjoying all of the festivities that Summit County has to offer.  The Vail farmer’s market is always worth the drive if you are looking for something to do on a Sunday.  The wildflowers are spectacular this year because of all the snowfall (and rainfall!).  It looks like the 10,000 ft elevation range is peaking now so the higher levels should be a week or 2 behind.

Summer Storm of the Century!
